1. Introduction and Background Information of Kowloon City
Kowloon City is a highly population density area in Hong Kong, covering an area of approximately 1,000 hectares, the Kowloon City District is chiefly a residential area accommodating a population of about 362,500.
The Kowloon City District is a very distinctive place. Its Kowloon Walled City was one of the earliest developments in the territory. In 1993, the Walled City was reconstructed as the Walled City Park where many relics of historical value have been preserved. The removal of the airport in 1998 has also spared a vast piece of land at the northern shore of the Victoria Harbour where is constructing as a Kai Tak Curise Terminal.
The redeveloped project will be undertaken in 2012 and expected to be finished in 2023. The aims of the project is to provide a superior living environment to the local resident through the principle of substainability. The following will introduce the mission and organisation structure, in addition, the effect and impact of different kind of modern technology will be proposed and implied in this project. Nevertheless, various pollution and solution will be listed in the following.
2. Project Mission
It is the intent to develop a superior living environment for resident through unified development and to provide the application of design ingenuity in such developments, while protecting existing and future surrounding areas in achieving the goals of the comprehensive plan for devevelopment of the district.
The redevelopment project would like to maximise the choices in the type of environment and living units available to the public; open space and recreation areas in active and passive. There is also a pattern of development which preserves natural features, prevents soil erosion, and protects water quality. Moreover, the project aims to provide a creative approach to the use of land and related physical development; an efficient use of land resulting in smaller networks of utilities and streets and thereby lowering costs, then those actions lead the district to be a substainable city.
3. Organisation Structure
Company Structure
Department Structure
4. Layout Plan
The redevelopment area include “Sa Po Road”, “Kai Tak Road”, “Tak Ku Ling Road”, “South Wall Road” and “Lung Kong Road”. The site area is about 500,000 square feet. The details as the following:
1. Estimated No. of Affected Households: 1,700
2. Estimated No. of Affected Property People: 5,500
3. Estimated No. of Affected Shops: 350
4. Time of Construction: about 12 years
5. The Effect and Impacts of Modern Technology
To redevelop and construct a area must produce various pollution and negative effect to local resident, such as noise, air and water pollution; also including the demages of harmony for the local community.
The technology and material that utilized in the redevelopment project will be complied with the selection criteria of Rescource Efficiency, Indoor Air Quality, Energy Efficiency, Water Conservation, and Affordability (refer to Appendix I).
The Resouces Efficiency can be accomplished by utilizing material that meeting the following criteria (refer to Appendix I):
1) Recycled Content
2) Natural, Plentiful or renewable
3) Resource Efficient Manufacturing Process
4) Locally Available
5) Salvaged, Refurbished, or Remanufactured
6) Recusable or Recyclable
7) Recycled or Recyclable Product Packaging
8) Durable
The Indoor Air Quality (IAQ) is enhanced by utilizing materials that meet the following criteria (refer to Appendix I):
1) Low and Non-toxic
2) Minimal Chemical Emissions
3) Low-VOC Assembly
4) Moisture Resistant
5) Healthfully Maintained
6) Systems or Equipment
There are some example that being chosen as the following,
1) Concrete Block
The creation of concrete block result in Global Warming and the depetion of resourcces (refer to Appendix II). Therefore, a concrete block which is made by ground granulated blast furnace slag (GGBS) is recommended to be used as it can typically replace up to 50% of Portland cenment in a concrete mix. Moreover, Recycled aggregates (RA), Recycled Concrete Aggregates (RCA) and Secondary aggregates can be chosen for environmental frendly (refer to Appendix III).
2) Wooden Material
Wooden Material such as timber and plywood is one of the common material among consturction industry, in order to reduce the impact on the planet, the use of wooden material should be with a certian environmental certificate and come from the substainable forest.
3) Cast iron & steel
There is 95% of the cast iron manufactured is used in the production of steel. Steel is formed by treating molten iron with intense heat and alloying with carbon. The extra process increases embodied energy and releases further CO2 as well as dust, cadmium and fluorine compounds
Most of the environmental impact of iron and steel production can be mitigated by the use of recycled material. Typically, cast iron rainwater goods can include around 70 – 75% recycled content. Also, there is around 42% of the annual steel production is made of scrap.
